Selling your house as-is

You can sell your house as-is in California, and sometimes it's the right call. Just know two things first: you still owe buyers the standard disclosures about known problems, and skipping repairs usually costs you some price. I'd compare the as-is number with a lightly prepped number and a cash offer before deciding.

What does selling a house as-is mean in California?

It means you're selling the house in its current condition and you're not planning to make repairs for the buyer. The buyer knows going in that what they see is what they get.

What it doesn't mean is that you skip the rest of the process. The buyer can still inspect the house, you still fill out disclosures, and the sale still goes through escrow like any other. As-is is about who pays for repairs, not about cutting corners on paperwork.

Do I still have to disclose problems if I sell as-is?

Yes. Selling as-is in California doesn't get you out of disclosures. You still have to tell buyers about known issues with the property, and there's a set of standard disclosure forms that come with a sale. Which forms apply can depend on the type of sale, and I'll walk you through them.

I'd lean toward disclosing more, not less. A problem the buyer knew about upfront is already baked into their offer. A problem they find in escrow turns into a renegotiation, or a cancelled deal.

How much less will I get if I sell my house as-is?

It depends on what's wrong with the house. Dated carpet and old paint cost you a lot less than the things that scare buyers and lenders: the roof, the foundation, plumbing, electrical, or unpermitted work. Buyers taking on a project price in the work plus a cushion for what they can't see yet, which is why the discount can end up bigger than the repair itself.

Should I take a cash offer or list my house on the market?

A cash offer buys you speed and certainty. There's no lender, fewer ways for the deal to fall apart, and usually no showings. What it tends to cost you is price, because most cash buyers are investors who need room to fix the house and still make money on it.

Can buyers still inspect and ask for repairs on an as-is sale?

Usually, yes. In a standard California purchase, the buyer still gets to inspect the house during their contingency period, even when it's sold as-is. They can ask for repairs or a credit. You can say no, and they can decide whether to move forward or cancel.

Is there a middle ground between fixing everything and fixing nothing?

Yes, and it's often where I'd start. You don't have to choose between a full remodel and listing it the way it is. A deep clean, clearing out the house, fresh paint, some yard work, and fixing anything that looks like a safety issue can change how buyers see the place without a big budget.

Why do people sell a house as-is?

Usually it's about time, money, or distance more than the house itself. Common reasons include an inherited home that needs work (more on probate and trust sales), a rental that still has a tenant in it (see selling a tenant-occupied home), a move out of the area, or an owner who doesn't want to take on a project.

All of those are good reasons. What I don't want is for you to sell as-is just because the prep felt overwhelming, when a little help would have gotten you a better number. Let's look at the options first, then you decide.
